British Columbia is our home province, and it's a market of two halves for commercial mechanical firms. The Lower Mainland and the capital region hold dense networks of GCs, construction managers, developers and institutional owners. The Interior and the North have fewer, more spread-out players, longer travel, and owners who remember every contractor who let them down. A plan that works in Burnaby will need adjusting for Kelowna or Prince George.
The BC buyer mix
The short answer: in the southwest, your buyers are many and specialised; elsewhere, they're few and personal.
In Metro Vancouver, Surrey, Richmond and Coquitlam, the mechanical bid list for a project often draws from a large pool of subs. Estimators lean on firms they've used before, so breaking in usually means a strong introduction, a clean prequal package and patience through two or three bids. Strata corporations and their property managers are also a large, recurring audience for service agreements, because the stock of multi-unit buildings is so big.
In the Okanagan, the Kootenays, the North and on the Island outside Victoria, a handful of GCs and institutional owners shape most tendering. Here, a single good relationship can be worth more than any amount of web traffic.
Climate, seasons and the work calendar
Winters on the southwest coast are mild and wet; inland and up north they are colder, and the heating season runs longer. For marketing, that means the coastal construction calendar is less seasonal, so bid-list outreach can run year-round, while PM agreement campaigns for heating plant are best timed for late summer before the wet season. In the Interior and the North, expect bid activity to cluster before and after the hardest months, and plan outreach for the planning season.
Bodies to know and link from your site
We don't interpret regulations, but reviewers like to see that you know who oversees your work. Common links on a BC mechanical contractor's site:
- Technical Safety BC for technical safety oversight
- WorkSafeBC for workplace safety and workers' compensation
- SkilledTradesBC for trades training and certification
Read their pages directly for anything that affects your licences, permits or crew certification, and take compliance questions to them or your own advisers.
Tenders, programs and tax
Provincial opportunities are posted on BC Bid, and federal ones on CanadaBuys. Each solicitation sets its own requirements.
The energy programs we track for BC, as of October 2026, are aimed at homeowners and income-qualified households, so they rarely shape ICI mechanical bids. We don't build commercial campaigns around them.
Plans are billed in Canadian dollars plus 5% GST, with PST only where it applies to the service, based on the CRA's published rates.
What BC reviewers tend to check
When a Lower Mainland estimator or a health-authority facility team looks up an unfamiliar mechanical sub, they're usually answering three questions. Has this firm done work like ours, at this size? Will its crew fit our site rules and schedule? Will it still answer the phone after turnover?
Your website and package should answer all three without a phone call. That means project pages that name the building type and system scope, a safety page consistent with your prequal answers, and a service page that shows you maintain what you install. Firms working on Vancouver Island or in the Okanagan should also show where their crews are based, because travel is a real cost that GCs factor in.
How we'd market a BC mechanical firm
- Pick two sectors. In the Lower Mainland, focus beats breadth. Build project pages around those two.
- Map 40 contacts. GC estimators, CM project managers and the property managers of large strata and commercial portfolios.
- Ready the prequal package. Institutional owners and large GCs screen hard; see prequalification packages.
- Grow PM agreements. Multi-unit buildings and commercial portfolios on the coast make service-agreement sales a strong second revenue line.
- Outside the southwest, lead with relationships. Fewer contacts, deeper contact, and a visible record of finishing jobs well.
As one example from our HVAC work in BC, GasBoilers.ca was built as a gas-boiler division for CANRO Heat and serves 26+ BC communities. A division launch like that is a useful pattern for a mechanical firm adding a dedicated service brand. We're marketers, not a contractor. To talk, call, text or email, or go back to all regions.
Frequently asked questions
Where are BC public tenders posted?
The province's portal is BC Bid, and federal opportunities are on CanadaBuys. Municipalities, health authorities and school districts may also use their own channels, so check where each target owner posts.
Is Vancouver too crowded for a smaller mechanical firm?
Crowded, yes, but crowded markets reward focus. A firm known for one or two sectors, such as school mechanical retrofits or strata building upgrades, gets invited more than a generalist.
What sales tax applies to your plans in BC?
5% GST, plus PST only where it applies to the service. As of October 2026 the Growth plan at $1,999 a month comes to $2,098.95 with GST.
Do you meet BC clients in person?
Yes. Our head office is in Vancouver, and we meet BC owners in person or over video, then keep in touch by phone, text or email.
